What Is Upfront Information?

Upfront Information is the verified legal, physical, and financial details a seller provides before listing their home for sale.

It covers everything a seller or agent knows - or should know - that could influence a buyer’s decision.
By collecting and verifying this information at the start, a home becomes genuinely market-ready, helping the whole transaction progress faster and more confidently.

How Upfront Information Works Today

Many estate agents and conveyancers are already delivering Upfront Information through Digital Property Packs (DPPs). These digital packs help sellers to:

  • Collate information from multiple sources
  • Fills gaps using guided forms
  • Veridy identity and provenance of information
  • Share data securely with agents, conveyancers, surveyors and lenders

This replaces paper forms and static PDFs, creating a more transparent, data-driven start to the sale.

In short: DPPs make Upfront Information usable, verifiable, and shareable across the whole transaction.

 

Property Logbooks: The Next Step in the Lifecycle

Once a sale completes, a Digital Property Pack can be archived or transformed into a Property Logbook or Property Passport - creating a long-term record of ownership, maintenance, and improvements.

While many current providers focus on post-completion records, the HBSC and its supporters are working towards full interoperability so Logbooks and Digital Property Packs can share verified data.

The goal: a continuous digital record for every home — from listing to lifetime ownership.

The Property Pack Checklist

Developed by the HBSC Upfront Information Working Group, this checklist identifies the information and evidence needed before and during property marketing.

It supports the Government’s Material Information Parts A–C requirements and forms the basis for transparent, risk-managed home sales.

Use this checklist to:

  • Confirm which documents are required for listing
  • Track who is responsible for each element
  • Prepare properties for compliant, market-ready marketing
